Prices: Many flats and houses are priced in the pounds 70-pounds 80,000 range, usually for two or three bedrooms. Some flats are more expensive than houses with the same number of rooms. Second-hand flats in recently built houses are occasionally available, as are three-storey three-bedroom period houses, which cost pounds 125-pounds 150,000.

Cheap and cheerful: Ex-council flats are often available for pounds 40,000 and less.

Transport: Solidly Zone 3, N15 has two Underground stations - Seven Sisters (Victoria Line) and Turnpike Lane (Piccadilly Line) - both lines converge at Finsbury Park, which connects with a rail line to King's Cross and another to Old Street and Moorgate. The Gospel Oak-Barking line (Silverlink North London) has stops at Tottenham Hale and Seven Sisters. The latter also serves a line into Liverpool Street.

Position, position, position: Some properties are very close to stations. A two-bedroom end-of-terrace house on Birstall Road is a skip to Seven Sisters station and is selling for less than pounds 80,000.

Shopping and dining: Superstores inhabit the former Haringey Stadium, and the Wood Green Shopping Centre is nearby. There's a good range of Caribbean, Turkish, Italian and Greek restaurants, and good pubs.

Council tax: In Haringey, Band A is pounds 570 and Band H is pounds 1,712.

Something for everyone: To the west, Alexandra Palace Park has a lake, a pub, and an outstanding panoramic view. To the east, a river, sporting grounds, a nature reserve and marshland.
