FIXED-RATE mortgages are now thought to account for about 50 per cent of all new loans. A 10-year 9.25 per cent fixed loan has just been launched by Portman Building Society on 90 per cent loans. Royal Bank of Scotland is offering a five-year, 7.99 per cent fixed rate for customers borrowing up to 90 per cent of the property value.

Other attractive deals include the 6.49 per cent rate from Mortgage Services Limited, which is fixed until April 1995. There is a pounds 250 arrangement fee and a three-month gross interest early redemption penalty.

National & Provincial is offering a three-year, 6.99 per cent fixed rate on 85 per cent mortgages.
