Kensington flat branded ‘uninhabitable’ by estate agent on sale for a bargain £600,000

And an offer has already been accepted for over the asking price

A one bedroom basement flat in South Kensington has been put up for sale for nearly £600,000, despite being described as “uninhabitable” and only having 30 years left on its lease.

The 904sq ft flat on Stanhope Gardens in London appears in a less-than-desirable state and is also affected by the vibrations caused by the Underground, but it has still managed to attract a buyer, the London Evening Standard reported.

The flat is described as a “completely unmodernised one bedroom basement flat” offering “potential for significant improvement” in the brochure, which adds: “The property is currently uninhabitable but would make a generous sized one bedroom flat or could, with careful planning, make a two bedroom flat.”

Despite this, and the accompanying images, which show piles of rubbish in a room with no carpet, dirty dishes scattered in and around the sink in kitchen, and a single dirty bed shoved up against a wall elsewhere, Hamptons estate agents said it has received an offer on the property for more than the £595,000 asking price.

James Wardle, a Director at Hamptons, told the Evening Standard: “First and foremost, an offer has been accepted on this property for over the asking price.

“For what it is, it is reasonably priced. In terms of square-footage per pound in that area is it fairly priced as it is large.

“However, it does require a lease extension and awful lot of work. I haven’t seen a property in that bad a state at the time of valuation for at least ten years. It was previously lived in by a protected tenant.

“But some developers might like that it is in a poor state of repair as it means they can so what they want with it.”

By comparison, a one bedroom flat in pristine condition, but with 350sq ft less space in the same area, is currently on the market for £1,295,000.
