IN THE words of the estate agent, the property is suitably compact and comes with that most desirable of qualities - a unique selling point.

Of course, not everyone may want to set up office in a converted public lavatory, but Neil Sargent, of the agents in Truro, Cornwall, said: "I think there will be a lot of interest in it.

"It's just behind the cathedral, next to a car park, and it's ideal for someone who needs somewhere to leave their computer and filing cabinet and an address for their mail."

Measuring 6ft by 7ft, the brick building has just been renovated by its owner, who bought it as an investment. It is being offered at pounds 25 a week rent. "It's the smallest office I've ever seen," said Mr Sargent. "It would be ideal for a single person . There's no room for a secretary. And there's no toilet, but the public conveniences are just a short walk away."
